1. Make sure everything work : check the stove, refrigerator, water faucets, ceiling lights, electrical outlets, doorbell, toilet, thermostat, shower, windows, locks, etc.
Turn on the water: how hot and how cold can you get it?
2. Is there a penalty/fee if the rent is late?
3. How long is the lease? When does the lease end/begin?
4. How much advance notice must be given prior to entry?
5. Is there parking available on the street, parking lot, or garage?
6. How and when is the deposit refunded?
7. Should all roommates sign the lease?.
8. What utilities are included in the rent?
9. How much is the installation charge for the utilities, if any?
10. What is the penalty for breaking the lease?.
11. Is there a cost or is it included in the rent?
12. Are there laundry facilities in the building? How Many?
13. Are they coin operated? How much does it cost?.
14. Are pets allowed? Is there an additional charge for having pets?
15. May the apartment be altered?(painted, etc.)
16. Can you hang pictures on the wall (and how)?
17. Under what circumstances may the landlord enter your apartment?
18. When is the rent due?
19. What is the procedure to report problems or concerns?

21. Do the bedrooms offer privacy and quiet?

25. Check any furniture for sturdiness. Talk with some of the other renters about how well the landlord maintains the property and responds to requests for repairs.
